Clarence Dock Village is perfect for students studying at our Leeds City Campus.

Located only a 15-minute walk from the city centre, Clarence Dock Village is situated next to Leeds Dock and has a mini supermarket and a selection of cafes, bars and restaurants on its doorstep.

You'll be in a flat for between five and six people, each with a fully equipped kitchen and communal dining room. Your room will include a 3/4 bed, a desk, and an en-suite bathroom. Two price points are available, with the slightly more expensive option offering a larger corner room. 

You'll also have access to a free on-site gym, a laundrette, and a large, central common room where you can relax, study or take your friends on in a game of pool.

What's included

Every bedroom is fully en-suite and there is a communal kitchen and dining area for every five-to-six-person flat.

    You'll have a 3/4 bed, fixed wardrobe, computer desk, chair and bookshelves.

    Internet access is provided in every bedroom at no extra charge.
  • Security
    You'll be given a swipe card/fob to enter through the front gate and security key/fob to your bedroom. There is 24-hour security on-site and there are regular patrols throughout the night.​
  • Disabled access
    There are four adapted ground-floor rooms to meet the needs of residents with disabilities.
  • On-site gym
    You'll have free access to the on-site gym.
  • Common room
    With large TVs and pool, there's plenty to help you relax and unwind in the central common room. 
  • Prices
    All prices listed are for the 2026/27 academic year.
  • Parking
    Limited on-site parking is available at Clarence Dock Village at no extra cost.

Transforming our social space

Clarence Dock Village is currently in the process of renovating the central social space, with the project due to complete in April 2026.

The project will see the space transformed to include a cinema room, bookable kitchen/dining space and refurbished common room facilities.

Guarantors and the booking process

A UK guarantor is required as part of the booking process at Clarence Dock Village. Your guarantor must be over 21 and should be a homeowner or in full-time employment and must be resident in the UK.

If you do not have a UK guarantor, you will be required to pay your rent in full before the date your tenancy commences.

If you are unable to provide your own UK Guarantor, Homes for Students recommend Housing Hand, their recommended Guarantor Service Provider.

Clarence Dock Village has easy access to all local transport links. You're less than a 20-minute walk from our Leeds City Campus, with Leeds railway station also in reach. You can take the water taxi along the canal and enjoy a scenic short journey from Leeds Dock to Granary Wharf. 

There are also a range of bus stops within walking distance of Clarence Dock Village, connecting you to different parts of Leeds, including Horsforth.
